I would really like to pre-order, but I do not want to get a Steam account... ever!

So: If I click this "Buy" Button https://store3.esellerate.net/store/chec...atalog.htm does it involve any online-activation-one-time-install-requires-internet-connection-to-play-nonsense or do I get a nice little CD-ROM-like-setup-file with a serial-number that I can install again 12 years from now, when the Internet is long gone and made way for an all new version of AM Radio?

No, seriously.
What do I get and will it be anyway different from the DVD-Version, you (hopefully) will release afterwards?
