Hi, I've had a good look around the forums for this problem so apologies if it's already been solved.

The textures for trees and hedges aren't being found so that only the polygons can be seen. I'm running a desktop PC with Windows 64bit with AMD Radeon 7870. 3.4Ghz and 8 gigs of RAM.

Also, I have no internet access on my PC so I downloaded the game through Steam on a laptop and transferred the files afterwards.

Verify Integrity of Game Cache for starters.

Inside Steam game library:
Right click -> Properties -> Local Files -> Verify Integrity of Game Cache

What you did may have caused problems. A file integrity check requires internet and should fix any missing file issues.

So I do have very limited internet access using a mobile phone - file integrity check comes up all clear but when online the game crashes at the loading screen, it works offline but with the graphical problems.

Are your graphics card drivers updated?

Ah. I initiated an update before installing the game but it must have failed because of my puny internets. That could well be the cause of the issue.
